I’ve been selling homes with Comey & Shepherd in Cincinnati since 2014. Few things makes me happier than helping people achieve life goals, and if there's one thing that helps separate me from other agents it is my drive to continuously improve my technique.

Determining Best Sales Price.

A seller's best guide for determining the market value of their home is through the evaluation of recent home sales of similar homes in your area (called "Comps"). As a licensed realtor I am a ninja at gathering comps and using that information, along with other tools and techniques, to help you decide on the right price to sell your home.  It's not rocket science but there are certainly many tricks of the trade and learned approaches toward getting to the right price. As an agent for Comey & Shepherd I not only have access to shared data with other real estate agents but come equipped with cunning negotiation skills that I'm ready to put to work for you.

MARKETING

One of the first things we do once hired to list a home is develop a marketing strategy with the seller. We'll work together to determine the best avenues to get your home out there in front of as many eyes as possible. What's Your Story?

There's nothing quite like a genuine personal story and connection to open a buyers eyes to the intrinsic value of a home.  What do you love about your home? What's the history?  What's the neighborhood "feel"?  ​Why did you choose to live there?  The revelation of personal experience and perspective can go a long way toward steering a buyer in your direction.

Staging Anyone?

Studies show that a home that is staged will sell faster than a home that is not. And while staging does come at a cost some 77% of buyer's agents said home staging makes it easier for prospective buyers to visualize the property as a future home.

There are many things you can do for free to help prepare your home for a showing, like de-cluttering the house and creating a neutral space (no hot pink walls please ; ) Flowers, shiny floors, clean windows and sunshine have never hurt a showing I've been involved with.

 

In initial discussions I have with clients about selling a home I always cover staging. I have experience with people in the staging business and can guide you in this process, if need be.
